The Town of Ranlo is accepting bids for the potential sale of 2300 Lowell Road.

WHEREAS, the Town of Ranlo owns a certain piece of property located at 2300 Lowell Road, Gastonia, North Carolina 28054 and further identified as parcel number 197146 and pin number 3566331571 on Gaston County GIS and being listed in Gaston County deed book 4973 on deed page 0854; and

WHEREAS, North Carolina General Statute § 160A-268 permits the Town to sell real property by advertisement and sealed bid;

THEREFORE, THE BOARD OF COMMISSIONERS OF THE TOWN OF RANLO RESOLVES THAT:
1. The Board of Commissioners hereby authorizes the sale of the following described tract of land by sealed bid:

BEGINNING at an iron stake at the old intersection of the northernmost margin of the right of way for N.C. Highway #7 with the easternmost margin of the old right of way for Spencer Mountain Road; thence along the northernmost of the old margin of the right of way for N.C. Highway #7, South 84 ½ degrees East 60.2 feet to a stake; thence North 14 ½ degrees East 11 ¼ poles to a stake on the old line at the P&N Railroad track; thence with the old line, North 86 ½ degrees West 37 ½ feet to a point on the easternmost margin of the old right of way for Spencer Mountain Road; thence along the old easternmost margin of the right of way for Spencer Mountain Road, South 21 degrees West 11 ½ poles to the point of beginning, save and except from the foregoing any portion of the foregoing property that may have been conveyed by the Grantors and the Grantors’ predecessor in title to the North Carolina State Highway Commission.

2. The Town will accept sealed bids for the property until 12:00 P.M., Wednesday. March 2, 2022. Bids shall be delivered to Ranlo Town Hall located at 1624 Spencer Mountain Road, Gastonia, North Carolina 28054.

3. At 3:00 P.M., Wednesday, March 2, 2022, all bids received shall be opened in public and the amount of each bid recorded. The record of bids shall be reported to the Board of Commissioners at a special meeting to be held on Monday, March 7th 2022 at 6:00 pm at Ranlo Town Hall located at 1624 Spencer Mountain Road, Gastonia, North Carolina 28054.

4. The Board of Commissioners will determine the highest responsible bidder for the property and will award the bid by its regular meeting on March 9, 2022. Bids will remain open and subject to acceptance until the Board of Commissioners awards the bid.

5. To be responsible a bid must be accompanied by a bid deposit of five percent (5%) of the amount of the bid. A bid deposit may take the form of cash, a cashier’s check, a certified check, or a surety bond. The deposit of the bidder to whom the award is made will be held until sale of the property is closed; if that bidder refuses at any time to close the sale, the deposit will be forfeited to the Town. The deposits of other bidders will be returned at the time the Board of Commissioners awards the property to the highest responsible bidder.

6. In addition, to be responsible, a bidder must be current on payment of all property taxes.

7. The Town reserves the right to withdraw the property from sale at any time and the right to reject all bids.
